When selling a new development, the website is often the buyer's first real contact with the property and the location. That is where they decide whether to look further, send an enquiry, book a viewing or keep searching elsewhere.

During a sale the unit data changes almost every week: a unit is reserved, a price is adjusted, a storage unit is added. When the site has to be edited by hand for every change, it falls out of date fast - and the buyer is reading information that is no longer true.

What the platform is for: selling faster

A new development often sells over one, two or three years. For all that time the developer's capital is tied up in the project while financing costs keep running. So we do not treat the system as a website to be built and handed over, but as a sales tool for the entire selling period.

Every apartment has its own page. In one place the buyer sees everything they need to decide whether it is worth a viewing.

Interactive 3D model of the complex

The core of the platform is a visual view of the whole project. On the model of the complex the visitor picks a building, a floor and an individual apartment directly - with no spreadsheets or PDFs to dig through.

Colour-coded availability

Every unit on the model is coloured according to its status, so a buyer sees at a glance what is still available. Instead of searching a spreadsheet or a PDF they click the apartment they are interested in and its page opens.

The colours are read from the sales records. When the sales team changes a status in the admin interface, the view updates at once - with no new render and no developer involved. It also puts an end to out-of-date lists circulating among buyers.

Works on every device, including older ones

Large renders, 360° panoramas and 3D models are demanding for a mobile device. A poorly prepared 3D view loads slowly, stutters, overheats the phone and burns through data - and the buyer leaves before it finishes loading.

The system therefore adapts the quality of the content to the device and the connection. Capable devices get the richer view; on older ones the demanding 3D walkthrough is automatically replaced by an optimised 360° tour. The buyer never has to think about technical requirements.

An AI sales agent on the project website

Most enquiries about apartments arrive in the evening, at night and at weekends - exactly when the sales team is unavailable. We can add an AI sales agent to the platform that answers immediately, using the live data of that project rather than generic phrases.

The agent sees live status and prices, so it never offers a unit that is already sold. If the visitor says what they are looking for, it suggests the closest matches and links them to the presentation or the 3D tour. Interested buyers are recorded and handed to the sales team.

Our own infrastructure: that is why it does not stutter

The whole solution runs on server infrastructure we manage ourselves - the website, the database, the 3D model and the virtual tours. Among property sales platforms that is unusual: most suppliers put the website on third-party hosting and buy the virtual tours as an external service with a monthly licence.

The difference shows exactly where it matters most for selling. When a third-party platform runs the 3D model and the tours, nobody controls how fast they load or how they behave on an older phone. On projects with large renders, 360° panoramas and 3D models the infrastructure is decisive.

What is the difference between a 3D visualisation and a virtual tour?

A visualisation is a picture: one view of a building or a room, rendered from a 3D model. A virtual tour is a space the visitor moves through - in a 360° tour they turn on the spot, in a real-time walkthrough they walk through the apartment. Visualisation suits the home page, advertising and print; tours help the buyer decide whether they want to see the apartment in person. Most projects use both.

What determines the scope of the visualisation and tour work?

It depends on the number of buildings and unit types, on how many exterior views and interior rooms are to be rendered, on whether a real-time walkthrough is needed alongside the 360° tour, and on how detailed the design documentation we receive is. We agree the scope after reviewing the documentation, before any work starts.

Can a buyer see which apartments are still available on the model?

Yes. Every unit is coloured by status: green for available, amber for reserved, red for sold. The buyer can show only the available apartments, and a click opens the page for the chosen unit with its plan, areas and tour. The colours are read from the sales records, so what is shown always matches what the sales team maintains.

Why does it matter that the platform runs on your own infrastructure?

Because with large renders, 360° panoramas and 3D models the buyer's experience is decided by loading speed. When a third-party platform runs the tours, nobody controls how they behave on an older phone. We optimise the content ourselves, adapt it automatically to the device and the connection, and guarantee the performance in writing.

Do you produce architectural visualisation without a website?
